    First you purchase the land, and then you hit the housing menu in your actions area and it asks you what kind of deed you want to purchase. This is where "Wood, stone or Brick" come into play. The Deed costs a flat 1 million gil and you get base housing design for it. However, you can't really change the outside walls and roof much unless you have a mansion (large house) - because all the updated walls and such are for mansions.

    We bought a mansion today (Mist plot 5) and have started decorating it, etc. I'll periodically check this thread if anyone has any questions, but fundamentally it works the same way as with the small/medium houses.

    Large plot deed for house construction is 3m, so it scales.

    whats the ingredients needed to make all of the biggest/best tables, couches, etc? are there any pictures of what they look like before you make them? all i can find are tiny little images that suck. i want to see a list of all items for housing and what they're called and how to make them. if any1 can help,...id appreciate it.

    I just wanted to add a bit more as last night we finally bought our medium house in Limsa! So...

    • You purchase the land from the board outside
    • You then purchase an item to allow you to build an estate hall
    • You have to be on the plot to build the hall (not just outside it)
    • You get to choose from stone, composite and wood options - you can change these again by buying or crafting the components (exterior walls) in the style you want but the ones you replace will be destroyed so you'd have to make em again if you want to revert back to your original style

    Most of this can be seen in the video presented earlier in the thread.

    • You can alter the colour of the roof, parts of the exterior wall and the door by using dyes
    • You can add some extra bits to your home, like the banner above the door or things like a weather vane
    • When you place things, you can move them around and rotate them. So don't be nervous to put things down. This includes things like columns and trees which were going all over the place! There's a snap-to-grid option.
    • Once you place an aetheryte, you don't need to attune to it, a port is added to your teleport list (at the top)
    • The Moogle letter box and company chest both work exactly the same as the normal mail/chest options so once they're in, they're really useful. Would kill for a FC summoning bell but we're close to market boards and bells so it's not too bad.

    Funnily enough, we buy a house and think how useful it would be to have a summoning bell and bam! 2.2 patchnotes...

    • An animation will now play after building an estate hall.
    • An aetheryte has been added to each residential area.
    • In preparation for the addition of residential wards, as well as individual player housing, players who join a duty or log out from within an estate hall will now return to the estate entrance when logging in or returning from an instance.
    • Players can now speak with the following NPCs to travel directly from residential areas to their associated city-states:
    • Players can now obtain permits to place merchant shops on their estate property.
    • Players can now set a summoning bell in their estate to call a retainer.
    • Crafting facilities have been added.
    • A basement level has been added to small houses.
    • Gardening has been added.

    You can buy the permits for the NPCs for 3k each. You place them in your house like furnishings. You get to choose which race and which sex and that's it.

    Junkmonger has dyes + gardening things, Material Supplier has a bunch of mats lv20 and below.

    They're only 3k to hire, so no real reason not to imo

    It's worth having at least one of the merchants in your house, if for no other reason than you can NPC junk and sell your silverpieces etc
