Gavin Newsom just signed SB 9 into law, which allows for duplexes on all residential lots. Single family only zoning is abolished in California.

nice to see but there are a lot of caveats that retain a degree of local control, thereby enabling them to continue their anti-development nimbyism, as well as some prerequisite specifications that will limit availability. according to a study out of UC Berkley only 5.4% of extant single-family lots have even the potential to be converted. if every single one is (an obvious fantasy) it would result in 700,000 new housing units, out of the 3.5 million Newsom has declared necessary by 2025.
it is a solid step in the right direction but the extant market is so profoundly fucked it will prove insufficient on its own, and at best lower the rate of increase rather see a stagnation nonetheless a decline in housing prices. hope there's more coming down the pipe.

SB 10 was also signed which will push for higher density on transit accessible urban areas.

The legislation simplifies the CEQA requirements for upzoning, giving local leaders another tool to voluntarily increase density and provide affordable rental opportunities to more Californians.
“California’s severe housing shortage is badly damaging our state, and we need many approaches to tackle it,” said Senator Wiener. “SB 10 provides one important approach: making it dramatically easier and faster for cities to zone for more housing. It shouldn’t take five or 10 years for cities to re-zone, and SB 10 gives cities a powerful new tool to get the job done quickly. I want to thank the Governor for signing this essential bill and for continuing to lead on housing.”

So....what do you do if you have a large yard that can't be mowed in a single charge? Is their an exception for "lawn tractors" or zero-turn mowers?
Turn some of that into native preserve to increase biodiversity and promote natural pollinators into the region.
Or pretend that 3 acre manicured lawns are normal.
