    Waited until pretty much this point in the process to mention it to anyone because I'm superstitious, but it's a double win for today.

    Inspection on the new house was basically perfect, no issues at all.

    Locked in a 2.9% mortgage rate. Barely missed that 2.8 but I'm not gonna complain about that lol.

    I just rate-locked a refi (finally) at 2.875%. It's going to save me $795 PER MONTH on interest (down from the 5.125% mortgage I've had the past 1.5 years). Ridiculous.

    Yepp, current house is 5.125%, missed 2.875 by 1 day and took the 2.9.

    Accepted an offer today too, home stretch.

    Also mine was that high because it was some special program because I didn't have 2 years of high enough income on my tax returns. Dunno exactly how it worked but it was at least a half point higher than a normal loan.

    I barely was able to get this mortgage initially.

    Just fold the closing costs into the new loan.

    You'll pay nothing out of pocket and pay hundreds less per month in interest. Unless your income situation has been upended to the point you wouldn't qualify, you should definitely look into it at least.

    That's nuts. We were debating doing the 1-2 extra payments a year (5th week paychecks) this time around. Our biggest problem right now is deciding if we want PMI or not and rolling less of the sale of our house into the mortgage to have cash on hand to do some bigger things.

    My dad's house has a rate of 3.6% and as much as a refi would make sense, I think my brothers and I want equity in the house in case he croaks and we sell it for double the loan amount.

    got my visit to the dentist done today for the first time in ~20 years. cleaning done, followed by them doing a filling of the one real cavity i had plus two tiny cavities that were started nearby - all had been there for over a year though, so they didn't seem to be progressing any further. after that came extraction of top two wisdom teeth that also had cavities so insurance covered it. (bottom two are impacted so that requires a specialist and they have no cavities so insurance might not cover it... but since they might also be the cause of my tmj, it might.)

    all went off without a hitch, dentist said i only had mild gingivitis and a bit of tartar buildup other than the cavities, which they're kind of shocked by, all of which was easily dealt with. i always knew flossing was bad for you! (i do brush morning and night though. :P ) wisdom tooth extraction so far seems pretty painless too....the numbing has pretty much worn off, the bleeding is almost nonexistant (they commented on how little they bled), and...do people really need valium for this? seriously, i barely feel it. ibuprofen + tylenol + caffeine and it's basically a 0.1 on the pain scale. ya'll are wimps. =/ (j/k)



    oh, and i finally, after months of on and off farming, got this title i've been aiming for:



    it's a perfect fit of a title for my name! \:D/
