I'm used to a slight increase each year, but this caught us a little off guard and wondering what might have caused it? Maybe increases in building costs from the pandemic (meaning claims would cost more)?

Wood is very expensive right now. We have projects that are still in the design phase where the developer is asking us to change the construction type to light-gauge steel frame (at least in the Texas region, I'm sure Canada and PNW/Appalachia is fine). It very well could be a response to material costs.
