moving sometime within november. looking into picking up a room around 500-600 around portland or southern washington while i save enough for my own spot that i can convert into a recording studio.

never lived with anyone other than family and i have no idea what i should do to secure my stuff+money+well being.

Advertise for a "working professional" so you get someone who at least has a job.

Set rules asap, let them know that they can't touch your shit. Seriously, this may seem like complete bullshit/waste of time, but its only until they touch or break something of yours or dick you over by borrowing stuff that they didn't ask to borrow. What other people said is important too, make sure you don't mind living with them, because if you do hate it you'll be miserable.

If it's someone you know, then you can tell them what the fuck's up without having to worry (as much) about them getting all prideful and butthurt and doing shit to you out of spite.

If that isn't an option, try to find someone in their mid-late twenties. Most people have learned to be civil and clean by this point, and their friends are more likely to have their own lives so they won't be hanging out trashing your shit all the time.

Hm, I'd say the opposite actually, from experience, don't room with friends.

Usually when you room with a friend it turns out making the friendship awkward or strained. Usually a combination of spending too much time around eachother and having higher expectations which are dropped when they do something which annoys/upsets you. Some people can room with friends fine, the majority from what I've experienced and seen, do not room well with people they know beforehand.

One thing that annoys me about roommates is how clean they are, make sure your roommate has a similar cleaniless to your own. I am a very neat person and I have had the unfortunate experience of rooming with 2 messy people now and both times it just angered me how inconsiderate messy people can be. Using your dishes without at least rinsing them, putting dirty dishes in the dishwasher, leaving shit around the house, not taking out trash, etc.

Rooming with someone you're comfortable with is really the best thing you can hope for. If not, it's just a plain crapshoot.

Make sure both names are on the lease. Don't want it to be only you, so if they skip out you are stuck with the whole thing. Do they smoke, drink, do drugs and you don't (or vice-versa).
