Since the OP apparently still cares enough to still read this despite his ban, protips:

Your pizza delivery job fucking sucks. Career advancement? Going to become a manager someday? Quit banking on stupid shit like that. You can't support yourself on pizza salary, so go take a second or third job. If your pizza schedule is too shit-tastic to fit a second job in, look for multiple new jobs anyways then quit the pizza one and take two of those.

You don't have a degree. You don't have any other choice. People with far more credentials than you are vying for those same minimum wage jobs because even they can't find real career work right now so don't expect a miracle. You're going to be slaving away 60+ hours a week or you are going to starve. Period.

Oh yes, and make your girlfriend get a job too. Don't move in with her because that's dumb. Get as many roommates as you can fit in whatever cheap-as-shit apartment you can find. No, not as many as you're comfortable with. As many as you can fit.

Stop eating fast food. Period. Get a Brita pitcher and learn to love free water. Buy Ramen, eggs, and some basic spices to make it not taste like shit. Get a bicycle if you have the money. Ride it everywhere, even if it has no tires.

On the contrary, anybody with reading comprehension can see that BG is trolling him. The correct thing for him to have done was flat out say to stop nitpicking on the loan part and help him out with the real questions that everybody was ignoring. Instead he corrected everyone who couldn't read because it's annoying/infuriating when someone reads "'if condition' then 1.5-2x return" as "I will definitely get a 2x+ return".

Sure he should have just left that part out altogether, but meh. Guys suggest sex as a joke with their female friends even if they know it's never going to happen for the same reason.

Jeez, I tried to give him advice. I even went back to the OP, quadruple checked that his question was

A) Minimum things needed for renting a room from someone-
B) Minimum things needed for owning a condo/townhouse and renting out a room or two to others.

I'm pretty sure "my dad's pretty good at DIY" means he has no qualifications whatsoever - what if this place is a total dump, and 80k is the lot value? What ES proposed is financial suicide, and not even for a good reason.

You're the only one who answered him. Everybody else was only debating how the loan for the condo would be a bad idea. Good points were made against him, and he definitely didn't give enough information about the place. Being banned just seems over the top to me.

As for not responding to you, he's definitely at fault for that. Did you edit that half in after making the post? I could see him reading your post when it was made and then not realizing it was edited and skipping over it.

I like your point. I know I'm not anywhere near that return rate, but the place I'm looking at sold for $237k 5 years ago and is $80k now. If the housing market bounces back (and either the housing market is going to bounce back or the USA is completely fucked and the world is ending...) it could be an easy return of 1.5-2x purchase price.
