Wife and I have been working on buying a house. Last week, we were given an ultimatum that we sign a contract within 24 hours or they take another offer. Wife and I take off work for the morning, I had to cancel a meeting with the City of New York for my largest contract, and run up to our lawyer to sign the contract and give the deposit.
Wife calls me crying about 30 minutes ago saying they called our lawyer, are refusing to sign the contract, and are trying to back out now. Wife is upset, I'm fucking pissed, and we have no recourse because these fuckers never signed the contract.
They are trying to say that they were scared off because the mortgage we are taking out on the property is high, but that's because we're trying to use a 203k to get all the work done because the house is basically just bones. It's not like these people don't know what's involved in fixing the house, as it's a private seller that bought the house originally for the exact same reason, but are now trying to resell it. We're talking new roof, siding, insulation, heat, plumbing, electrical, kitchen, windows, appliances, foundation work. If we went all out with everything, we'd be $200k+ on top of the purchase price of the house. Even reasonably, I'm trying to get the one of the four contractors I've been speaking with to get down around $145k.
Fuck these people and their little dipshit of a son real estate agent. We missed my mother-in-law's birthday, mother's day, and dinner with my dad, his new wife, and my step sister to celebrate their wedding to get this shit done in a reasonable time frame and these fuckers are just going to pull out of this shit. We had an inspection the weekend immediately following their acceptance of our offer, we had two contractors give us quotes already, and I was meeting both of them at the house again this Saturday with two more contractors I was just waiting on confirmation for the same day. This is all within 4 weeks of putting the offer in, which is about as quickly as I can get this done with the holiday weekend, living two hours away, and the amount of time needed to get multiple contractors to give quotes for work, review them, speak with them about it, and let the inspector review them because he ultimately needs to approve of the costs since this is a federal loan.
I've easily spent $1500 on this shit the past few weeks and these guys are just going to walk away from this shit, after giving us the run around, with no consequence. They weren't scared off by shit, they just want to take the other offer, but didn't think we'd have been able to pull off getting a contract signed within 24 hours and were trying to use that. It backfired so now they're being assholes.
I hope if they take that other offer the new people tell them they want to drop the offer lower than ours so I can tell them to give me our original offer or to go eat shit. It's possible those other people went in high to start with just to try to create this situation where they drop us for them.

I was supposed to close last Friday, my survey didn't come back until 12 days before closing and it was discovered that part of the driveway, retaining wall, propane tank, etc were off the lot so the current owners have to get a permanent easement before I can close. They had 12 days to work on it and produced nothing but a draft that wasn't even sent to the neighbor. I was told by my attorney that everything was fine and going to schedule the beginning of last week so I had everything lined up to go to me, utilities, insurance, all the bank documents were ready and i was about to wire the 72k on Thursday when I get 3 simultaneous phone calls from the bank, the realtor, and the attorney.
The current owners had just sent the draft to the neighbor who said she was not doing anything without reviewing it with her attorney. So closing has to be delayed, I'm pissed- I get a large fee from the bank (which was waived eventually), I have to cancel all the utilities and insurance. And then on Saturday I hear that everything should be good to go for the end of this week but by the end of today nobody has heard anything from the neighbor.
The current owners have 2 weeks from last Friday to get this shitshow sorted out and then i can get my earnest money back but I'll still be out a lot from all the appraisal/inspections/lawyer etc.
I kind of hope that neighbor has flipped their shit and is making the current owners pay a substantial amount of money for that easement but I'm just about over the whole thing at this point. No part of this process has gone smoothly
Fail by our friends regarding a home purchase that I'll share since we're on the topic of homes. Right now they live in the hood and their house is a piece of shit. They think they will get around $60k for it. That's for starters. So they go and purchase this new house in the city and the asking price was $159,900. 3 bed, 1 and 3/4 bath, around 1400 sq ft. Large pull barn and 2 car detached. In this zip that is a ton for a house. What makes it worse is the house needs a bunch of work to make it "right". Basically, the house hasn't been touched since the 80s. They offer $155k and it is accepted. Appraisal comes back at $150k so the sellers drop to that price. Our friends think they got a deal since the sellers had to lower price due to the appraisal. Fucking LOL.
So today I go home at lunch and I see the mail person drop something in the box. I go and get it and it's one of those "Sorry we missed you!" slips. Really? I can't think of a package I'm waiting on. The sender is from "World Pride". All jokes aside, I have no idea what this is. On top of that it says a postal charge of $2 must be paid to get it. Guess I'll see tomorrow morning what this nonsense is about.

So get an email from the place I get vitamins and some other stuff from that they having a sale on some multivitamins omega-3s and some random others. Oh sweet I'm almost out of my omega-3s and about to reorder anyways. Apply the code and somehow doesn't work even though it's not on the exclusions wtf. Click the link and apparently by "omega-3s" they just meant pure vitamins and krill/fish oil don't count <.<. RIP like $4
My sister's solution to her youngest not wanting to eat what she cooked was telling him he could make a PB&J, which he has done on a few occasions. He is seven though, so might be a different age bracket. When my parents watch the grandkids and they don't want to eat, the food just stays on the table. Over the next few hours they will come out and slowly eat what was on the plate if they were hungry enough.
Growing up in a Hispanic home, if you didn't eat your food you better get a running head start before the chancleta is brought out. Even then, it's a scientific fact Hispanic moms have 100% accuracy when it's thrown.

its shitty but they aren't necessarily wrong. If the appraisal is nowhere near the loan amount, your lender might be restricted from financing you. We tried to tack an extra 10k on our mortgage loan just so we would have a bit more cash on hand after closing but were warned against it. If you really want the house your mortgage loan should be for the house only and then take out a second loan for home repairs. Sucks but that's what you need to do if you want to get the house
A 203k is for exactly this situation. It's federal funding to make the house livable and perform any renovations needed. It's different from getting a house in good condition and wanting to upgrade the kitchen; like my post above said it's a complete renovation from top to bottom. This is just to get it up to current code. I mean, there's a little extra in there to make the kitchen nicer, but we're doing basically bare minimum to close and we'll be doing the finishing work.
Also, even with the price of the house plus the cost of repairs we'd still have 70-120k equity after repairs depending on the final appraisal. I wouldn't go forward with investing in this if I were just going to lose money immediately.

I had a feeling that may happen and tried to be clear, but there it is. I was also writing when I was still pissed to vent it out so it probably wasn't as clear as I thought it was.
I guess it doesn't matter now, but the offer was for $225,000 for the house as is. With the HUD inspector and going through the house we determined that there was no heating source, the plumbing had burst at some point, and all the electrical was coming from a 100 amp service. The service itself was grounded, but the outlets in the house were not so all new lines would need to be run for the plumbing and electrical, and the electric would need to be upgraded to a 200 amp service because of the size of the house and our electrical use habits.
Someone had removed the oil tank from the ground, but kept the oil furnace in there, so we'd either have to replace the oil tank (and the furnace because it was shot and leaking) or get a new heating system such as an air-to-air heat pump or a gas furnace. We'd also be running new ductwork because they had radiators in there that also burst and radiators are terrible.
The roof rafters were not the correct size and spaced too far apart so the entire roof was sagging. There was no sheathing on the roof either, it was just roof board that was not properly supporting the weight of the shingles, flashing, etc. on it.
The chimney was blocked up, but in order to pass inspection we would have to either take the whole thing down, or repoint the top of it and add a spark arrestor.
The kitchen had no appliances and was falling apart. The inspector said we'd have to replace most of it anyway so we may as well do something we wanted with it.
All the windows were old as fuck and needed to be replaced. The basement had water coming through the stone, so it needed to be mortared and they were going to install a vapor barrier and humidex to remove the moisture and possible gases.
The center of the house was sagging because it was built in the 1850s, so the center needed to be jacked up and a footing built in the dirt basement floor for the column to support that.
Etc., etc.
First quote we got for all the work was for 197,000. I got him down to 161,000, but the inspector thought he was still high. Next guy came in around 153,000, but he was high in a few different places so I was going to meet both of them this Saturday to go through their numbers and see if I could get down to 145,000 in repairs. I was pretty confident I could get it there.
If I could get it down to 145,000 plus the 225,000 we'd be at 370,000 all in without finishing. Tile work, flooring, etc. I can do with my friends who are finishing contractors. Hire some of their guys for cost and buy the material myself to get it done quick and cheaper.
The minimum houses in the area are going for is $450,000. A house on the same block, 2 doors down, is for sale at $620,000 and last updated in the 80s. A larger lot than the house we were looking at because it doesn't back up to another block, but the house itself is roughly the same size.
It is 1 block north or west from the main drags through the town with all the bars, restaurants, and shops. I'm guessing if we actually went to resell after it was completely finished we could get 500,000 with the possibility of more because the area has good schools, is easily accessible from the highways, but is a "small Hudson Valley town" vibe with history.
I'm still mad about it if you haven't realized. Now I'm looking at other houses, a little closer to NYC, that are cheaper that seem to need less work. My wife won't look at anything because it just makes her upset.
Looks like I'm staying in the Bronx a little longer.
