Yes. I'm more so worried they somehow managed to blow it up where it would be rejected through RMA. At least I'd be able to then charge a 50% restocking fee and I wouldn't be out anything. When I sent the latest reply telling where to ship, restocking fee, and the item will be inspected, this idiot said no inspection needs to be done. Spent all weekend looking at houses.

Went to put in an offer Saturday, and the house was suddenly under contract hours after we viewed it. This means that there was clearly an accepted offer, most likely an inspection done, and they were in talks for a contract, but the seller's agent failed to our agent any of this.

We've put in 8 offers, and 90% of them were rejected because a cash offer was made for the same or higher than our own. And we're generally offering asking, maybe a few thousand under if we feel it isn't quite worth asking.

This is the issue in California a lot right now as people overseas are paying actually over asking even in many cases. It's fucking horrible and I'm kind of glad I'm still renting right now because it's a mess. I don't envy you at all

Well right now, in NY, the number of houses going on the market is lower than it has been in a couple years, but the number of buyers is the same. We're afraid that the prices are going to start increasing. After the sellers pulled out of the contract we had in place on another house, we noticed the market was much worse than it was before. Losing a month and a half to two months on that one house kind of fucked us. The one good thing to come of it was that we were able to save up some more money.

We found a house we liked yesterday, and put in an offer, but we're unsure what we'll actually do if it's accepted. We were told that the oil tank was above ground in a shed on the side of the house, but the shed was locked and the seller's agent didn't have the key. Last night when we were talking with our agent, she asked about the oil tank and this time they said it was buried. This wouldn't be a bad thing normally, but the house is on a small creek so it's considered part of a 100-year floodplain. Depending on the age of the tank and how it's secured, if it does flood we could be looking at damaging the tank, contaminating the ground, and paying tens of thousands or more in clean up. Not sure it's worth it unless it vents above the flood line and is anchored.

Oil tanks are a big deal. Don't get locked in to anything before you can have it properly inspected by an independent agent that specializes in such things. Surprise remediation can cost you a metric ton of money. It sounds like you know the deal, but it's worth repeating for anyone else reading. Oil tanks are an easy way to get seriously fucked.

This house in particular was built in 1950, has a fairly new furnace, and has been well maintained, so I imagine the tank is in decent shape. Especially because I'm sure someone would have said something if they noticed run off in the area contained oil since it would run down into that creek.

My hesitation is that the tank isn't anchored properly so if/when it does finally flood the tank becomes buoyant and comes to the surface, most likely ripping the lines from it in the process, or at least loosening some of the seals causing a leak. Then we'd have to pay for having the yard excavated and carted to a contaminated soil facility and possibly do water decontamination as well.

If it's a newish tank, it would hopefully be anchored or be tied in to a slab. It would also have flexible lines. If it's old, it's a crapshoot.

End of the day and a client walks in at 10 to close. I'm working on a quote and the person says to the "sort of" secretary of ours she needs to pay a bill. Now, prior to the person coming in our employee is scrolling on FB on her phone, which she does all day every day when she's not doing swagbucks surveys. Soon as the client approaches her desk she pulls up a new email slate in Outlook and asks me to do it. Soon as that client is in my office she closes the email and goes back to scrolling on her phone. Blows my mind how fucking lazy some people can be, especially when this person has a small salary + commission.
