Property owners, whom I've *never* had an issue with, turned over management to a rental property company that has a pretty shitty reputation in this town. I haven't gotten the chance to speak with anyone at the company yet because they are currently closed, but I'll be going over tomorrow to have a chat. My problems are thusly: I've been living here since May 2011 with no lease. I moved in with my friend (who has long since moved) and she said there was no lease. Maybe that is true, I'm not sure. I may have technically been a sublet all this time for all I know. The owners have always taken my payments with no issues and the landlord sees me quite a lot and is friendly, so at least they know I've been here this whole time. Another issue is that I've been reading up on some of their lease agreements on their website, some of the details which include no pets allowed (I've had a dog here for 2 years, both owners and landlords know and never had a problem with it) and a requirement for leasing is a monthly income of 3x the rental amount (which I don't make) and also a credit check (my credit is awful due to student loans). Also, I was told there was a security deposit already on hand when I moved in (and I paid half to my friend when she moved out years ago), but without my name on a lease, I'm doubting I will ever get to see that again.

I'm really, REALLY hoping they can grandfather me in somehow.

If they can't, unfortunately, it will not be on them—it will be on you. If there truly is no lease, you may not have any protection, and may be considered a trespasser on the property.

Random fail. I sold something on craigslist today. The buyer texted me later in the day having buyers remorse. I hate that. I didn't rush them or make them buy it. They took all the time they wanted and looked at it and decided on their own to make me an offer. Have you guys ever had that experience? How do you handle it?

How long did you give him? If more than say 48hrs to think it over i'd either be a flat no, sorry, or if it's in the same exact condition, maybe give them 85% back (restocking fee). But from the sounds of it, it seems like you gave them ample time and I wouldn't be surprised if it was more of needed it for a short while, try to return it kind of thing. I'd probably just tell him to pound salt.

Now for my gripe. I bought a 2013 Ford Fusion Hybrid last november, had barely over 10k miles. Today I took it into the shop due to it not being able to go into accessory mode without the battery powering off, and find out the 12v battery took a shit and had to be replaced. For once score one for extended warranties....

Oh I know it's private party, I was under the assumption he may have contacted you a couple days prior, thought about it, bought it, then wanted to get a refund, hence the "restocking" fee.
