Random Fail: First World Problems

Need brake pedal stop pads which is like a 3 dollar piece of rubber. Of course no store caries this shit and it ended up killing my car battery. I wouldn't care if it didn't decide to happen going into the weekend where I wouldn't get the part online until Monday. I could just substitute something to get me by until they come in but I don't think have anything on hand that'll stay there reliably.

24 days into escrow, ten million papers signed, and I think it might end up falling through.

The seller half-assed a lot of "upgrades" to the home which left leaky toilets, leaky sinks, and glass doors with no bottom track. Some things are not to code for selling (missing GFI outlets). Tried to get the priced reduced on the home for repairs (normal), seller refuses, and is being a pretty big dick about it. Says she will "repair it herself" but that's doubtful. House was supposed to close in two weeks, but now we gotta wait on the repairs. I have a sneaking suspicion the seller is being greedy and wants us to pull out, as in the past 24 days houses have already risen in that area 5k. So who knows if this is all going to go through.


Now, this house we are trying to get was 10k over what we were initially hoping for. Another shortsale has popped up that is 1. $30k less than our initial goal 2. has an HoA fee of $100 less (with more amenities oddly enough) 3. Is over 400 sqft bigger. It is definitely a fixer though from images. Bathrooms clearly were not taken care of (but we were planning on redoing the bathrooms at this other place anyway). It does look like the outside exterior is all good though.

The problem becomes I haven't seen it yet, and there is not a lot of time to. I told the agent to look into it. But then, if it looks like it would be $30k (or less) in repairs, is it worth the risk to jump ship to it, when it might also fall through (it's a shortsale home)?

Try rubbing some steroid cream on it first, if it's soft and not too painful to touch. That looks like either a giant abrasion bruise or a bug bite.

You're single and living in Florida, so I can't really rule either out.

Seller insisted they would only accept our offer if we could do a 30 day escrow. Then proceeded to take 5+ days to sign/respond to anything.

We did the inspection two weeks ago and just today she responded on the counter offer.


As it turns out, just today another townhouse on the same street popped up for 20k less. They put up a virtual tour and on the surface looks a million times nicer than ours outside of a carpet replacement (carpet looks new but it's an ugly shade of green).

I think I need to walk. I need advice. I probably will move all this to a new thread in the morning.

Yeah I don't know much about buying a house myself but it sounds like a huge mess waiting to happen if you continue with this seller. Follow your gut on this one. If something doesn't feel right or is making you have doubts, then back out. You don't owe the seller shit, and if she's lying to you and dicking you around, you have every right to tell her to fuck off.

My biggest concern is the deposit check. We had to put 3% down. If we can't get that back, I don't have a down payment anymore.

Talked to my realtor today. She said there are zero worries about getting the deposit back, she's rather angry, too that the seller seems unwilling to offer any kind of negotiation.

We are going to take a look at the other town home on the same street on Monday and see about switching over if all goes well. She's also going to give the current seller and ultimatum that she has to either a. fix the repairs and get a new home inspection that she pays for, or b. she has to reduce the price so we can fix them, but honestly the other townhome may be better even with the price reduction. There were a lot of things in the current home we wanted to change that we knew we couldn't get a price reduction on (ie. there is one room that looks like it's stuck in the 80s with a faux brick wall on it, from the pictures of the other townhome it looks like all the brick walls had been removed. ) Basically, even if the 20k cheaper townhome still requires the same electrical/plumbing repairs as the current one, we still save money because those repairs won't cost 20k and we won't have to do as much cosmetic fixing.

This is going to be your home. If it is not up to snuff, demand repairs. If they refuse, boom, contract ended. Do NOT settle when it comes to your home. Ever.

Went to go out today couldn't find wallet. But definitely used it last night so went back to target and luckily it was there. Go to Chipotle so I can enter that free burritos for a year thing tell the bitch 2 scoops of each of the beans and rice she just does one. Tell her 2 tortillas even say hey this only looks like one. She assures me it's 2. And nope it's not. Pretty sure she went light on the meat too. RIP another 1k or so calories

When I was negotiating my home there was a mound of dirt in the front where they were going to landscape and missing piece of fence into the backyard. The fence wasn't missing it just didn't exist and it was only one section. My negotiation was to have them get rid of the mound of dirt and put in the section of fence but instead they countered and said no fence but we're going to landscape the entire front instead. I was like fuck yeah and I countered asking if they could leave there built-in surround sound stereo speakers that went around the living room and they agreed. Best people ever. They were those tiny satellite speakers and if they took them there would have been holes and wires visible that I would have had to put new speakers in so worked out for both of us because they had nowhere to put them in their new home anyway.
