I heard Franklin's was good, but I didn't feel like standing in a line that wrapped around the block. Ended up going to John Mueller's instead and loved everything I had.

Franklin's is more or less your typical tourist trap and rarely worth the time spent in line. I've visited countless tourist traps like that and always found a better counterpart a few days later. Only one I can recall to ever live up to the hype was Prince's Hot Chicken in Nashville.

So taking a shower and notice for the first time these weird smooth red spots in a line. Looks like what happens when you pull some utensil out of a hot grease/oil and it drips over. And now it's starting do that weird thing right before it starts pealing where top dead layer gets super loose so pretty sure it is some kind of liquid burn. But weird thing is I didn't even notice it till last night and I didn't even cook yesterday so would've happened Monday and somehow I didn't even feel myself getting that burned

Buying a house sucks.

Me and the wife found a house we are interested in. She loves it. I'm not a huge fan. Couple living in the house split so they're selling it. They bought it for 225,000 3 years ago. They want 250,000. Problem is they've done zero upkeep and our realastate agent says that all the windows need to be redone or we will be spending a fortune on heating in the winter. He says "about 10,000 for the Windows". He gets no money out of us having to repair them so I don't think he's lying. Ontop of that. All the appliances are like 50 years old. They all need to be replaced. So like 15,000 bucks.

Wife loves the house no matter what. We offer them 240,000. That's more than fair since we have to do all that work.

They come back with 248k. I want to be done with them but it's the wife buying the house.

We stick at 240.

They come back with 246

Again. 240

They come back with 245.

I'm insanely pissed off. Every offer takes a day so we are missing other houses at this point.

Offer again. 240

They say 243

Now the wife is getting sick of it. Last offer of 240.

They come back at fucking 242. It's take a week and a half to get to this point so clearly we are annoyed. Call the agent to tell him we are done. Pass on the house. He calls the owner. They believe that 240 is giving the house away and that they expect to get a bidding war on the place. Keep in mind the house has been on HR market for a full month now.

TLDR. People selling houses have their head up their asses when it comes to prices.

no they dont. you get to pay that off over 30 years so you dont notice a few K. a few K is very real to sellers. especially for a house that cheap. They are also paying both realtors. You have your head up your ass.

Exactly this. When you are financing a house and the seller is trying to get as close as they can to paying off a loan and realtors and maybe walk with just a few bucks that few thousand makes a huge difference to them while it makes absolutely zero difference to the person who is getting a mortgage to buy the house.

As long as you can afford the monthly payment on the loan. If you didn't want to replace windows and appliances in the house then it wasn't the house for you but that few thousand dollars had nothing to do with the stuff that needed to be done.

Was at my weekly hand therapy appointment when a migraine from hell struck. At first I thought it would pass but soon my vision was blurry and nausea and having trouble focusing kicked in. Ended up finishing my session early in a dark room and got an urgent doctor appointment.

They ended up giving me two injections , one for pain management the other for anti nausea and ordered me off work two days. They are worried because my migraines have such sudden onsets with seemingly no trigger. Back to keeping a journal again . Bleh.

I think it had more to do with the approach and not knowing how haggling works than the exact amount. I mean you can't really say last offer when it's the only offer you've made several times. And maybe not understanding their side of it. I mean they easily might be losing money even if you factor in the whole no rent thing at $240. At least that's what I got out of it

lol don't need to know any of those things to understand that sellers dont have their heads up their ass because they are trying to get as much money as possible. Have fun paying the 6% realtor commissions when its your turn to sell and you get haggled by some fuckin clown over what will only be a few bucks a month to them.

you are both trying to get the best deal possible, they don't owe you shit and you don't owe them shit.

Can't wait to see how you react when you see your closing costs.

Except I don't really think anything anyone said in response to your post is dependent on "exact market, area, final condition of the house" or what the "fair price" of the house was. They were commenting on the way that you made multiple offers of the same price. Either you want the house or you don't. If you wanted to pay 240 then you offer less than that and work your way up, if they never quite get to 240 then you decide if it is worth it or not to you but that doesn't mean that the owners have their head up their ass. As was said before a few thousand dollars means practically nothing if you are getting a mortgage but it means so much to the sellers. It could mean the difference between walking away with some money or breaking even.

Not only that but you could have approached the situation several different ways offering their asking price but stipulating the windows need to be replaced or offering the asking price but stipulating a certain allowance for appliance replacement. Etc.
