    We followed our realitor on how to go about this. He told us what he house was worth and how to offer. And yes, a few thousand does matter for buying the house because Winnipeg only does 25 year mortgages so there is no way to stretch that over an extra 5-10 years. That could mean the difference between having money for vacations and being house poor.



    Also. Remember. I don't live in a nice place in the states where the market is getting better. We are looking at 1 floor, 2 bedroom places in a poorer part of town.

    This is exactly why it was a shitty negotiating tactic and rather rude to the sellers. The real estate agent who was putting in those offers for you wasted your time and the sellers time.

    Our mortgage person mathed it out. With home owners taxes and all that crap. It adds up to a few hundred extra a month. At 240. We were looking at about 1300-1400 a month on mortgage alone. Add up heating and everything else.

    Maybe I presented the post in a way that made me seem like an asshole but we are doing everything properly and what's best for us.

    And again. This house was on the market for a month. Zero other people have showed interest.

    A month on the market is not necessarily a long time stop stating that like it is a negotiating point.

    Edit: Really what it sounds like is you need a new real estate agent. The one you have now is giving you bad advice. It isn't your fault this stuff is hard but they should be better at putting offers together than that.

    If you are telling the truth that your realtor told you that you were losing $200 a month by paying $2k extra on the home, then you need to go out and buy that realtor a calculator and get someone else.

    Listen, if you didn't like the home, you shouldn't buy it. We aren't arguing that. Hell, that just happened to me. No one is saying you need to buy it.

    We're only saying that you shouldn't be upset at the sellers, because they in fact offered you a lot and were a lot more patient with you than most sellers would be.


    Also, be aware that any home you shop for is going to have those taxes, HOAs, etc. So make sure you shop within your price range. It is NOT the seller's fault if you can't afford their home.

    No. Our mortgage broker( I think that's the right term) did it for us. That's the numbers he was giving us. I don't know shit about any of this and am only going by what I'm told by the people who stem to make money from all of this.


    Also. 240 is without repairs. This is Winnipeg where it's -50 in winter. The windows were shit and absolutely needed to be replaced asap and appliances were old as fuck so those needed to be replaced. Add that into it all and it's more than 240. Looking at 255.

    And again. The wife loved the house. It's her dime so she gets final say. I didn't like the house

    I'm just using google's mortgage calc. But yeah, if he took the offer of $242k instead of $250k he saves $43 a month. Which yes is nice. But they basically walked over getting $43 a month back instead of $53.

    I would honestly sit down with the realtor and have him clarify it for you, and if he isn't making sense, then you need to find someone new. I had a different realtor in the beginning that I felt was no good. We can't afford too much either, and he kinda seemed like he didn't want to put in the effort because we weren't in it to buy a 700k home. So we switched. Best decision we ever made, as the current one is extremely honest, and is really putting in the effort to help us.

    so you are talking about your loan summary, if its anything like america, which states your down payment, loan amount, interest rate, estimated insurance, taxes, and HOA? and there is a 200 dollar a month difference between 248k and 240k? something doesn't add up. Anyway your first house shouldnt be a fixer upper. Go buy a condo or something

    Not trying to sound cold as fuck but I can't think of a really tactful way to ask but why would you want to even buy a house and take on a mortgage when your 2nd pair of lungs could explode tomorrow, let alone any day between now and 25+ years of mortgage payments? Just rent and let a landlord handle all the hassle of home ownership while you focus on trying not to die.

    I think. And I'm not 100% on any of this. The wife has about 28k saved up. We have enough for 5% down payment with all the closing cost and shit. And I believe it's a fixed rate at 4.9%. Again. I'm not 100%.

    The numbers we were quoted were at 230 was 950 a month, 240 was 1300~ and 250 was like 1500 a month.

    They probably have enough of a term life insurance policy on him that if he dies the mortgage would be paid off and she would be able to use the rest of the money to not only live mortgage free and possibly job free but spend the rest on dinners and toys with her new fuck buddy.

    As tyven said, every grand is a couple dollars a month. I think our realator had us at about 5$ a month per thousand dollars on house, or something close to that. It was literally garbage money, and our mortgage went down over a hundred dollars after the first year and our house went up in value so we made out like bandits. I've never heard of some asshole countering negotiations with the same exact dollar amount before, ever, and my dad is a fucking realtor for 30 years lol. That is the biggest cunt move I've ever heard of. You come in low like you're supposed to, when they counter, you counter. You don't sit at the same number, that means you're a fuck tard that isn't interested and shouldn't be looking at the house to begin with. Wasting everyones time. But my views are from a states point of a view and not our countries hat point of view so things could be different.
