I'm in Crystal City now. Close enough that I can get to DC, but far enough away that I can still feel isolated from proper society in my industrial park.

I tried Crystal City too. She said it was too high rise for her tastes and made her feel boxed in. We had it narrowed down to Old Town, which reminded her of home near Williamsburg, and her neighborhood in DC. DC won out, mainly cause I caved and was tired of looking for places. Thankfully the metro is a block walk from the place so I will cut back on driving 10 fold.

Short sale didn't work out. Think the family is doing whatever they can to keep it.

Put another offer down on a different home, and it looks likely that one is going to go through.

Now I have to deal with trying to figure out the best loan.

It's not the lender so much as the type of loan. Teachers get down payment assistance from the gov't that's like 7%~ percent of the purchase price.

Which sounds fucking awesome, except you have to do it through FHA approved lenders (can be a conventional loan, however) and you have to pay it back if you ever decide to refi or sell the home. 4% of that amount is on a 3% interest.

That loan has a higher % than regular loans, so I am trying to calculate which one is better and it hurts my head.

Offer got accepted on the other home! Weeee. It's a regular sale, too, so we'll be moving faster than planned and have less to fix. Really only major fixers are we need to redo a bathroom and one of the bedrooms is from the land time forgot (faux brick wall on one side, 80s wood paneling for the other walls. The rest of the home is modern, wtf @ this bedroom). YUS.

Got a 3% raise today which is better than nothing.

Fail is that I just found out that the daycare my son is attending is raising their prices by almost the exact same amount. So this year is a wash income wise.

I got to meet with the AP at my school today and visit the school. He gave me and another teacher the tour of the school, and I met another AP who told me what I would be teaching - straight 8th grade ELA. I also got the chance to see my new classroom, which comes equipped with a SMART board, separate projector, doc cam, a pretty decent library left from the previous teacher, and really just a good bit of space for learning. We go back on August 1st to begin setting everything up. I'm already trying to plan in my brain how I want things to go, but holy shit. This is really happening. I'm so excited.

It was also great when I spoke to the AP when he gave me a textbook so I could begin planning, and I told him I was already familiar with 8th grade because that's what I taught during my internship, and that I know about a lot of the district-wide programs that we use already because I have hands-on experience using them. He said something about being very grateful to have me aboard because I already basically have a head start over other brand new teachers. So I think that, after having met some of the administration and toured the school, that this is going to be a really damn good fit for me and I'm super excited about it.
