All this talk about 401k makes me fortunate about the time the company I'm employed at got sold; and before the new company took over, the owner deferred, at our request, all of our profit sharing funds that was in safe harbor account, into our 401k no questions asked. Best tax decision I ever made. I pity those shmucks who took the money and ran with the tax penalty. There were a bunch of new cars in the parking lot in the months following the cash out. So far ahead on my 401k projections.

Though I'm salty that home prices in So California are stupid expensive. 1 story ranch houses, 4B 2.5B are selling for $800k-1mil+ in my neighborhood. Some guy flipped a house from $750k to $1.1m easily. Probably made at least $100-150k in profit after renovation costs and fees. Shit is crazy and overpriced.

Yep. Once rates get to a certain point things are gonna collapse a bit in the housing market. Lots of developers are gonna be eating their hats.

I mean, it would be highly unpopular but really the mortgage deduction is a tax write off for the wealthiest Americans. If you wanna use tax policy to shape wealth redistribution (which of course republicans don't but it should appeal to democrats) then you get rid of the mortgage deduction and put a renting deduction in there so that those people who are renting an apartment or home or where their rent represents 35% of their pay or more, they get a deduction to help save for a home. Homeowners make out twice: they get a tax break and their home appreciates.
