Just because you can doesn't mean you should. Maximising profit on a necessity like housing is a dickhole thing to do and a big part of why our housing situation is so fucked. Cover your expenses and have enough left over to maintain the property and save some for big expenditures but you don't need to stay "market competitive" on pricing.

Just dropped $1700 on a plumbing repair last week. Need to get down there in the next couple days to patch the drywall myself. But yeah I take care of problems quick and am undercharging by like $1200/mo. I'm not going to let it weigh on my soul if I reduce that to $900, or they move out.

I didn't say him finding out his wife has cancer is life doing him a solid. Him finding out his wife has cancer at a very treatable stage is life doing him a solid. A lot of people don't have that luxury.

Landlord wise, in the past I've lucked out more often than not (last one was a little neurotic in some ways, but could've been far worse). First one was one of the best; moved when he sold the place and moved out of state, but always kept it pretty fair priced and fixed things pretty fast.

I don't think I'd label it as "Doing you a solid", but I can see what he was trying to say. Like "Catching it early and giving you a fighting chance" is better than "Hey we found the cancer but its so far gone you'll be dead in a month nothing we can do", and if someone had just recently experienced situation 2, he might see situation 1 as a much more favorable outcome. Ideally no cancer, mind you, but I get it.

That said, hopefully your wife pulls through it, this is going to be a rough time for you.

And side note, holy shit I'm glad I don't live where you guys do. I have like a 2k~ or so square foot house built within the last 5 years in a new subdivision, 3 bed 2 bath, full walk-in closets for both bedrooms plus a garage and the rent is just $1680/month. Nice area too... a little more rural than some might like but im about 5 minutes from the nearest city and still close enough to have 500mb+ Internet.
