There's a difference between fraud and actually doing work to your house that qualifies enough to get a reassessment. They won't come out unless you put money into your kitchen or bathrooms. Paint is money, appliances are money, lots of things justify as equity enough for a re-evaluation. You just have to get them there and they don't want to unless you say kitchen and bathroom. You could put 100k into a house but if it wasn't spent on those rooms they won't come out. Once there you can show the assessor what was actually done, he'll run comps, your home value explodes.

Meh. Pmi doesn't just disappear unless it's written in the contract. It's typically stuck for the first 4-5 years before going away even if you hit the 10-20% threshold ahead of time.

Lenders must drop PMI once the LTV reaches 78%. You can assess to get it dropped at 20%, but if you don't they, by law, must remove it at the 78% mark no matter what is written in your contract.

[edit] In normal market years, usually getting that equity split would take 4-5 years, but that's due to houses rising typically at a specific rate.

This current boom totally threw that out the window, and many reached that mark within 1-2 years.

Well, my 9u rack isn't going to be big enough, so I started looking through Facebook marketplace for something a bit bigger. Everything was $400+ for 20u or bigger. Then...a listing for a 42u rack for $150. It's an APC ar3100. A fucking monster and way too big for my needs. I took it anyway.

No, I got those clearanced out. Both of those 50gal smart hybrids cost me less than one Bradford aerotherm of the same size. They'll pay for themselves within a couple years. The current water heaters in the house are original...to 1989.

Got everything ordered for my home theater except the screen. Decided against spandex because I don't need the acoustic transparency, so I'm going to go with something with better ALR and contrast. I decided to go with the JVC NP5 projector for two reasons...first and foremost is availability. Can't find the Epson LS12000 anywhere. 2nd is dynamic tone mapping and contrast for HDR content. It's going to cost me an extra 2 grand and I'm approaching $20k on this build, but hopefully it'll be worth it.

The rest of the house still has no furniture, crates are being used as coffee and end tables, because my wife can't pick out anything. We talked about painting the walls emerald green with gold accents, which I think I'd really like. I made a fucking spreadsheet with furniture choice for it. Still, haven't ordered shit. We paid an online interior decorating company several hundreds of dollars to 3d model the main level of the house and design it. Still, no furniture. We may not have a god damned coffee table before I have a fully functioning home theater room.

My own server has 3 16TB drives in raid 5 (w/ a 4 TB caching drive) along with 2 2TB NVME drives in Raid 1 holding the OS, programs, and databases/metadata.

Most of my stuff is in 1080p, because the Nvidia Shield AI upscaler is so fucking good. The movies I have in 4k are mostly because that's the only way to get ATMOS audio
