It was tough, most comps were closer to silverlake so more expensive, looked at Zillow estimates, talked to my realtor, but kinda pushed it and still got interest.

Unless you need it filled ASAP, I'd shoot high and see if you get nibbles first. Dunno how much the pandemic has affected the market though, we've had the same tenants for 3 years.

honestly i'm trying to price out one of the tenants, but also raise the rent overall anyway

edit: damn zillow estimate for house went up by like 240k in the last month, and that's without them knowing i illegally added a new bathroom

But rooms are probably easier, just look at local listings, a room is a room.

Check the redfin estimate, I think it's more accurate for one of my houses.
