i've never hired movers gotten family or friends to help do the damn thing every time and always helped them. couple times solo'd it which sucks but far easier single than with wife and younglings to be sure.
BTW, it fucking sucked, my wife has too much shit, we basically moved shit we don't use or need from one garage to another.
I rented the biggest Uhaul possible and picked up a couple home depot mexicans when I moved last. Every other move was only friends/family help if any
self-mover checking in and i have a cache of vacuum tubes impaled with electron guns. moving sucks a bit but i'll get it done. i kinda like to help friends move too, knowing it sucks and is even worse for less able bodies
when i was doing that expat thing, my mom paid for bottom-dollar movers to move some things from my grandparents to her new place. they stole a few grand of my vidya and systems -- 'twere sad times indeed
Since I enlisted I've moved an average of every 2 years for the last 12 (with the last 3 having been Oakland to Cape Cod to Seattle to New Orleans).
No fucking way I'd do that without movers.
My next move, I'm hiring a mover. Don't have shit for family outside of a drug addled brother and most of my friends are in so-cal or boston.

We did 60 showings, it's a nightmare if it's lived in especially with kids. Otherwise it's easy lol.
Realtor does pretty much everything make sure you have a good one you like get along with and trust and if he says he's taking more than 6% he's a piece of shit. Sister in law just used her boyfriend's cousin, totally screwed them. Don't use family.
He'll list it, he'll schedule pictures, he'll ask you what you want for it or what you think it's worth, he'll tell you what he thinks it's worth, he'll send you documents, he'll tell you when showings are, he'll send you offers/contracts, he'll keep you up on important dates. Or she whatever people are now. If they don't do that get another.
Wife's coworker had a realtor put out a giant fucking banner of her face with coffee and cookies and bullshit. Stupid. When you go see a house what do you do, you walk in, look around, find shit wrong, find shit you like and don't like, compare it to others and leave. In and out really. People want to see multiple houses they wanna be in and out they know if they like it right away and will stay or schedule a second showing.
COVID is a whole new deal, at least in California - have to schedule in person open house visits one at a time, a ton relies on a virtual tour.

I get why theyre doing a virtual tour, but I wouldnt drop 6-7 digits of money on something I cant see in person. Having said that, I would like to think there can be a clause in the purchase agreement that an in-person showing must be done before the sale is final.
Usually there's an escrow period with contingencies (inspection, appraisal) during which the buyer can back out of the sale after an offer is accepted.
However, a buyer can choose to waive contingencies to make their offer more attractive to the seller, in which case you get what you get.
The waiving the appraisal is what killed me on trying to get a house.

I really feel sorry for your circumstances surrounding the sell of the house Melena. It is at a time where it’s going to sell insanely fast. My house sold in 4 days, the house we got sold in three.
Only homes out here I see last more than a week are homes with serious issues. Like mold/termite related ones.
