No one cares where you got your AA, especially if you move to a university for your bachelors+ afterwards. Where you finish your college education is more important than where you started it imo

Went to a CC to figure out my career path, landed in some architecture classes. Went to a young, relatively unknown undergrad but finished in a well known and respected graduate architecture program. Employers only care about that part, but always interested in the process of how I got there.

Mine's high, but looking at CA housing is depressing, as Zealot's heard from my journey. It's a lot of 'hmm, yep, have down payment, can make monthly payments but..uh, I'll stick to renting and investing elsewhere' Likely not helped by the fact that it's hit or miss on whether I'll stay for a slew of reasons not worth getting into here.
With an 810, the only way I'll be getting a house in the greater LA area is by liquidating my entire investment portfolio and the beneficiary IRA (and and losing a ton of it to taxes) and turning down my 401k contributions AND taking the max $50k loan out of my 401k.
Probably still won't be enough against the All Cash + $100k+ over asking price competition in this market.
The house we bought 2.5 years ago in LA County was listed for $739k, we offered 759k with 20% down, against 8 other offers, included a buyer's letter with a picture of my beautiful white children, and they chose our offer despite it not being the high offer. Then we asked for 12k in credits for repairs (house needed 80k in work), the seller apparently was very mad about this but countered 6k in credits, and we closed.
816 credit score. ~170k per year income. 50-60k down payment. I've got a verified approval for 500k (didn't ask for more), but I can't find a fucking thing. Shit is flying off the market for well over asking. It's really pissing me off.
