    Idk man, is clean water a right? Or do we pay into services to ensure we have access to clean water when we want? Just cause something is a right doesn't mean it should be free. I'm not sure what you're getting at.

    Yes they should be "free" in the sense that there is a bare minimum paid for by all members of society so even if some people have more, no one has none, and clean water is 100% on that list.

    This isn't the 1600s; clean water is a right. The resources of the state is more than capable of accomplishing this. There is nothing special or free about leveraging resources.
    It isn't like I walk down the pews and put a few dollars in the "paved roads please" box/basket and paid for the shit I drive on. We already pay for these things. People just disassociate that fact because they didn't CashAppVenmo the money over so it must be free as it was just magically done and the bill wasn't mailed to their house.

    Because profit is more important than the base needs or the population in capitalism.
    So if you have enough money you get a house. Otherwise, you get to fight for an apartment while rent increases due to housing scarcity force others out. Then the countless numbers of the working poor around the country who once had a place to live can continue showing up to their service industry/retail/etc jobs the economy depends on while living out of their car.

    There's certainly a case to be made for state housing construction, especially as a countercyclical economic stimulant.

    Better case for it from say 09-15 when we needed more stimulus and had dirt cheap borrowing ability than this weird ass situation we find ourselves in now.

    Gotta find a way to lower hard (lumber/steel tarrifs, increased immigration of able bodied men, eliminate exclusionary zoning, abolish parking minimums, legalize single-stair developments) and soft (restrict environmental review for dense infill, reduce per unit development fees) costs of construction regardless of whether the state or private entities are building it, there's too many unnecessary groups suckling at the teat of badly needed housing construction.

    I have seen drops in prices on existing houses. Certainly not enough to make them affordable at the higher interest rates. It is crazy because during the time when interest rates dropped to the 2-3% range house prices exploded $500-600k houses were in the $800-900k range but the monthly payment largely stayed the same. Now interest rates are back up to 6% range but house prices are not coming back down fast. 20-50k drops here and there but not enough to balance out.

    I'm working on a project now that is providing 64 low-income affordable units, and the developer is getting a lot of support through local, state, and government funding. If they did not get this funding this project would be another luxury mid-rise in an otherwise middle-class immigrant neighborhood.

    It's the most difficult project I've worked on because all these funding agencies have their own requirements for design (minimum unit sizes, closet widths, closet volume, handicap accessibility, materials, the list goes on).

    It's no wonder developers rarely go down this route. Only ones dedicated to providing these housing units to those that need it are willing to put in the work. Others just want to get their hand in the pot while the getting is good.

    Yeah it's often (usually?) the case that it's cheaper to buy an existing building and convert it into low income housing than it is to build a new one, because of all the strings attached to the funding.

    As much as new housing is preferable to converting shit. I would be happy to see the glass ceiling on my local mall ripped off and turned into an open air park and green space instead. With the large defunct end buildings for Sears or Lord and Taylor or Disney Store or eventually the JC Penny converted into housing for mixed usage.
