Yep and as with other things capitalism fails and falls apart when you are talking about things necessary for life rather than luxuries.

I mean I hope to have a life of luxury once I go into independent practice, I just don't know that I want that to involve making money off of properties just because someone else needs a place to live.

I'm already despising having to make money off of health, but I'm a professional and have to make a living. I just don't believe health insurance should dictate that and neither should pharmacy companies.

What is the impact of short term rentals and vacation homes and homes as an investment that are not rented out on the housing market? I remember reading about ultra wealthy nationals dumping tons of money into buying apartments and condos in Toronto and just leaving them empty because they just needed ways to sink their money into something for tax purposes. This meant in a city with more than enough housing for everyone who actually lived there a housing crisis was happening. I have read about other examples like that in both rural areas (like where I live where most of the houses on my road are empty) and in areas with more dense housing.

It's not nothing but hardly significant compared to making apartments illegal most places.

It seems like you are viewing it like anyone can move anywhere they want at any time. Housing needs to be addressed in individual areas and depending on the area you are in changes which problem affects the housing market more.

In the rural area where I live there is tons of land for sale. The biggest issue right now is that the permits and building process is very expensive AND you cannot get a conventional loan unless you have a HUGE down payment and even then a construction loan is ridiculous amounts of interest and you need to finish the house and pay off the loan rolling over into a mortgage within a short time period.

Again I feel like the changes to zoning are really great but other changes are necessary to attack the problem in a bigger sense for all areas. It would be great if something could be done to help simplify and make accessible the process of developing a piece of land. Perhaps give bonus incentives or subsidies to people wanting to develop a piece of land for a full time primary home and further incentivise them to put rental units on the property?

We should not promote rural housing, no offense Zoob, but I understand you at least tend to some farming on your property. We need to be focusing on bringing people closer to community centers, whether metropolitan or township sized. This emphasis on single family homes with 4k+ sq ft and 1acre of lawn is a pipe dream we need to wake up from.

More housing stock of a variety of sizes is needed.

It's almost like there's something called demand that delivers a price signal and perhaps a market could meet said demand only in places where it exists
