firstly, links to these studies would be nice, rather then taking your word.

secondly, after my 25 year term, i will have paid roughly double the list price of my home due to taxes and interest assuming i don't pay the maximum of 10% a year towards the principal not to mention the option to pay the entire mortgage out with no tax penalty whenever i want. you are saying that on the 25th year if i decide to sell at the market value for that year which calculated at 3% growth per year will give me a selling price which is actually MORE then what my mortgage ended up costing me, by about 20k give or take a G.

That doesn't even factor in the upgrades that i have put into my house and plan to put into my house, including a 2 car garage, 1000 sqft deck(front, 600 sqft deck (back), cobble stone driveway, new siding, architectually designed metal shingle roof, 97% efficient furnace, fireproof/soundproof interior walls upstairs and down, new gas fireplace, renovated highend kitchen. All of which puts the value of my home at 100% over and above what i paid for it originally.

i call BS on your studies until you can provide me links.

I would never knock a home owner, I am one, but as stated in the past few post it is not some magical great investment.

you definitely have to include that falling dollar and inflation as negative influences on home ownership in the US. Being from Canada i don't have that issue since our dollar is on par with the USD right now.

I do feel your pain tho as it does worry me that one day we could see a similar housing crash. I'm simply speaking from my last 10 year's of home ownership experiences.

Also the fact still remains that even if you lose money on your home by the time your mortgage is up and decide to sell at a loss you are still going to be walking away with money in pocket, it might be disappointing to not see any increase in what you thought was going to be a great way to invest but it's better then walking away with nothing when your lease ends at a rental.
