Judging by the photos moving it isn't an option. Seems it's gonna need to be cut into pieces. They're parked behind the house and the tree is blocking the only path out and there isn't much more room back there. I could be wrong though.

Yeah by move I meant come with chainsaws and remove it. I would do it myself but I do not have the time nor the tools to do so. Plus I think there is going to be some argument between or neighbors and the landlord because the tree is on their property and they are responsible for any all damages that occur from it, including removal. Either way it should be fun.

If it's black and hollow inside you probably have termites in the area o_o; should have the landlord have the city actually do the clean-up, city is responsible for tree removal most the time. And if the tree has either a.) termites or b.) a form of disease, they'll pay for the clean-up/removal to preserve the neighbourhood.

Yeah it looks like damage from mold/fungus and not beetles or insects. My landlord is here now and they are getting the stuff in our driveway out of the way, but they are very interested in talking to the owner of the next property, because it seems that the whole tree may need to come down. Sucks if it does really great for shade in the summer, but a liability is a liability and it is on their property. We'll see what happens.

Mold/Fungus is technically a soil/disease problem, my city got hit pretty heavily with this in the urban areas, and we're a heavily forested city so I know the city took responsibility for clearing any curb-side trees that risk powerline and property damage. On the plus side, take the time they're busy clearing down the tree and get a box of everything you've ever wanted to throw into a wood chipper.
